What Deliverables Architects Actually Need
Architects don't need every deliverable a scanning company can produce. Here's a practical guide to specifying the right outputs for your project.

When architects engage a reality capture firm for the first time, one of the most common pain points is deliverable specification. Scanning companies can produce point clouds, BIM models, CAD drawings, virtual tours, orthomosaics, and more — but not every project needs all of these outputs, and over-specifying drives up cost and timeline.
For most architectural renovation projects, the core deliverable set is: a registered point cloud in .rcp or .e57 format, dimensioned floor plans in AutoCAD or Revit, and building sections at key locations. This package gives the design team everything they need to establish a reliable existing-conditions baseline and begin schematic design.
When the project involves BIM-based design coordination — which is increasingly common on commercial and institutional work — add a Revit model at the appropriate level of detail. LOD 200 is typically sufficient for early design phases. LOD 300 or higher is warranted when MEP coordination, structural analysis, or fabrication workflows depend on the model.
Virtual tours and 360° photography are valuable for projects where remote stakeholders need to review the space without visiting the site. They're especially useful for out-of-market clients, investor presentations, and multi-office design teams. But they're a communication tool, not a design tool — don't specify them as a substitute for accurate spatial data.
The best approach is to start with the question: "What will my team do with this data?" If the answer is "design a renovation in Revit," you need a point cloud and possibly a BIM model. If the answer is "verify existing dimensions and plan a tenant fit-out," floor plans from scan data may be all you need. Matching deliverables to workflow eliminates waste and ensures every dollar spent on reality capture creates value for the project.
